Where we stop

We are clear about what we do not manage

We do not take on individual flats let on a single assured shorthold tenancy, since a lone unit needs a lettings agent rather than a block portfolio.
We do not manage commercial units, retail parades or offices, even where they sit inside a building that also contains homes.
We do not run short-term holiday lets or serviced apartments, because the daily changeover work sits well outside block management.
We do not act as a building surveyor or structural engineer, and we will not sign off defects that properly need a qualified professional.

Service charge budgeting and collection

We set an annual budget for the block, collect the service charge and keep a clear record of what each leaseholder owes, so nobody is guessing where the money went.

Communal repairs and contractor visits

We arrange the repairs that fall to the block, from a faulty entry door to a leaking downpipe, and we chase the contractor until the job is properly finished.

Block cleaning and grounds upkeep

Stairwells, lifts, bin stores and shared gardens all get a regular visit, and we adjust the schedule when a building needs more attention than the last one.

Leaseholder communication

Residents hear from us directly when something affects the building, with a named contact who knows the block rather than a general enquiries line.

Accounts and records for the block

We keep the service charge accounts, invoices and insurance documents for each building in order, ready for inspection whenever a leaseholder asks to see them.
