We inspect the building

We visit the block, walk the communal areas, read the existing paperwork and note the repairs, compliance gaps and money matters that need attention.

What we decline

The work we do not take on at Biddenham Estate Portfolio

  • We do not manage individual flats or houses as lettings agents, so we will not find tenants, collect rent or handle day-to-day tenancy matters for a single property.
  • We do not act as an estate agent, so we will not value, market or sell flats, houses or any part of a block on behalf of a freeholder or leaseholder.
  • We do not take on one-off repair jobs for owners outside the blocks we manage, even where the work itself looks straightforward or small.
  • We do not offer legal advice on lease disputes, lease extensions or tribunals, though we will point you towards a solicitor when that is what you need.

Transparent service charge accounts

We keep a clear record of income and spending for each block, and leaseholders can see how their money has been used.

Prompt replies to leaseholders

We answer emails and calls about the block within a reasonable time, and we tell you plainly when a job is booked or delayed.

Annual budget and reserve planning

We look ahead at what the building will need in the coming years and build sensible reserves so the money is there when the work arrives.
